water/foam on the oil dipstick only ?

Hello everyone, looking for some guidance after doing a search in the forum did not clear things up.

situation -
- No performance issues.
- Water and off white foam on dipstick
- Water on dipstick does not have color or slickness of Antifreeze
- Water on dipstick is droplets up and down the entire thing with larger ones near the top
- running 60/40 antifreeze/water mix
- no water/foam in Fill Tube
- no White smoke in exhaust
- running 16psi cap, but had major hose leak when put 15psi test on, wondering if system is not getting to full temp all along
- running hi-flow water pump and 180* thermostat
- no external leaks after tightening hose
- does not appear to be losing antifreeze when operating
- cooling system pressure check = held 15psi for 3-5 mins, came back at 10 mins and down to 14 psi, at 20 mins time, down to 13psi,
- test kit did not have an exact cap match so using the "boat plug" type universal adapters to seal off the radiator, wondering about the seal off and the slow leak down in psi
- Car driven 5 days/week for 45 mins X 2 (daily commuter0
- very dry here, then 10 days heavy rain, now very cold and dry for here
- Have never changed the PCV, cannot find it on the back of the motor, wondering if running at low temp, clogged PCV is creating condenstation

I'm hoping that the dip stick was not all the way in the last time I checked the oil and rain blew in, but wondering what others think?

Also, wouldn't the foam be greenish if it was antifreeze in the oil?

Just hoping the issue is condensation rather than head gasket or cracked block?

Any one have any ideas?

I realize you stated 45-min trips, twice a day, but have you taken any short trips lately without allowing the vehicle to be brought up to operating temperature? That'll cause condensation that can often manifest itself as water droplets on the dipstick and a brown creamy paste on the bottom of your oil cap.

If it’s a head gasket issue.....antifreeze will turn your oil into kind of a mocha coloured cream. It’s possible that you're just got the beginning of a bad head gasket and not a lot has entered the engine yet. The absolute simplest way for you to tell at this point is to just taste it. If it’s sweet, its antifreeze and you know its a head gasket. If it’s flavourless, then it’s probably just a little condensation. The only real way to know for certain beyond that is to have your coolant system pressure tested.
